Résumé de l'annonce
Buckeye Industrial Park is a 137.5 acre distribution
and light manufacturing park within the Port Manatee
overlay district and mere minutes from the I-75 and I-
275 exchanges. Located at the intersection of U.S. 41
and Buckeye Road, Buckeye Industrial is located in
one of the fastest growing regions in the entire
country. The park is planned for a total of 20 lots from
1 to 38 acres in size. Finished lots are scheduled for
delivery in the Summer 2008. Buckeye represents a
very cost effective solution for owners who require
easy access to the I-75/I-275 corridor, and also for
users of the fast growing Port Manatee.
As a Master Storm Water Planned Development,
owners at Buckeye Industrial can take full advantage
of its high floor area ratios that are at 23% to 45%.
Simply put, each acre at Buckeye can handle a 15%
to 20% larger building footprint than would otherwise
be possible.
Manatee County has established Buckeye Industrial
Park as a Community Development District (CDD). A
CDD is a governmental unit created to serve the longterm
specific needs of its community. Created
pursuant to chapter 190 of the Florida Statutes, a
CDD’s main powers are to plan, finance, construct,
operate and maintain community-wide infrastructure
and services specifically for the benefit of its
residents. Property owners in the CDD are subject to
a non-ad valorem assessment, which appears on their
annual property tax bill from the county tax collector.
In addition to convenient access to I-75, Buckeye has
direct ingress/egress from U.S. 41 and is less than 5
minutes from I-275. Located right in the middle of the
action, Buckeye is 30 minutes from Tampa, St.
Petersburg and Sarasota and almost directly across
the street from Port Manatee.
Port Manatee is going through a huge expansion
process, which is creating a tremendous surge in
demand for distribution centers and warehouse/dry
storage. Port Manatee expects to nearly double its
operations in the next five years.
Sarasota-Bradenton International Airport (20 miles
south) provides many direct flights to Atlanta and
other northern destinations. Tampa International
Airport (42 miles via I-275) is a full international airport
serving all continental and international destinations.
Southwest Florida International Airport in Ft Myers
provides scheduled airline service for continental and
trans-Atlantic flights.
Economic incentives may also be available to owners
from Manatee County’s aggressive Pro-Business,
Economic Development Council and Chamber of
Commerce.
