Tim Hutchens is a CBRE Executive Vice President. Over 20 years ago, Tim started CBRE’s Federal Lessor Advisory Group (FLAG), a CBRE national practice group. FLAG provides services related to all aspects of real estate transactions involving the Federal Government. Transactions include lease and lease construction procurements, lease renewals, project financings, investment sales, as well as acquisitions of federal property via enhanced use leases, historic preservation leases and direct sales. Tim possesses a unique combination of real estate, business and legal skills which allows him to provide effective advice and assistance to clients involved in federal real estate transactions nationwide. Tim’s real estate services career began in 1982 when he joined the law firm of Lord, Bissell and Brook in Chicago, IL. Tim joined Insignia/ESG in 1999 to start the Federal Lessor Advisory Group. Insignia/ESG merged with CBRE in 2004. Since joining CBRE, Tim and the FLAG team have represented building owners and developers in successfully completing more than 35 million square feet of leases involving the Federal Government, including the largest federal lease ever consummated – the US Patent and Trademark Ofice Headquarters at Carlyle in Alexandria, Virginia. Tim has also represented various federal government agencies, including the Federal Deposit Insurance Corporation, the Department of Energy and the Department of Veterans Affairs, in real estate planning, needs and market analysis, portfolio considerations, leasehold acquisitions and real property dispositions. In federal government leasing matters, Tim provides broad-based representation encompassing virtually all aspects of the transaction. Services provided by Tim include: strategic planning; market analysis; transaction structuring; proposal preparation; project financing including capital markets funding; completion of lease and related project documentation; contract administration throughout the lease term; and services related to controversies that may arise from time to time. Prior to joining CBRE, Mr. Hutchens practiced real estate law, with an emphasis on federal government lease transactions, as a partner with the Washington, DC law firm of Dickstein Shapiro LLP.
