How do you negotiate the repairs and the improvements. What if we discover a latent defect after we are under contract? How is that handled? What about encroachments, road maintenance, utilities, insurance, surveys, flood certifications, etc? What about zoning, restrictions, HOA, planned highways, etc. things that you NEED to know before you purchase. How do the agents get paid? Who pays the agent? This is just the tip of the iceberg!
