I've been with CSSI since May 2008. We help building owners, tax professionals and, real estate professionals to realize substantial cash flow benefits from accelerated depreciation, the 2014 Tangible Property Regulations and the 2017 Tax Cuts and Jobs Act. Engineering-based Cost Segregation is the recommended method to accelerate depreciation on building components to 5, 7, and 15 year lives in addition to the standard 27.5 or 39-year categories.
This is a strategic tax deferral tool that allows companies and individuals, who have constructed, purchased, expanded, or remodeled (including leasehold improvements) any kind of real estate, to increase their cash flow by decreasing their tax liability.
Our clients see cash flow benefits of $35K to $40K for every $500K in building, acquisition or renovation costs in the first five years.
