Stephen Shapiro is Executive Managing Director, Director of Operations and Suburban Market Leader for Colliers Tri-State. Mr. Shapiro oversees all operational aspects for the six Tri-State offices and is responsible for the growth and strategy for the business. In addition, Mr. Shapiro oversees the financial consulting practice for the Tri-State.
Prior to his role in senior leadership, Mr. Shapiro focused on New York Capital Markets where he sourced and executed sale, financing and recapitalizations of more than $35 billion of investment real estate. Mr. Shapiro was a pioneer in the Capital Markets research space as New York City real estate evolved into a global asset. During his Capital Markets career, Mr. Shapiro served as the head of New York City's International Residential Investments, Asia Pacific; focused on selling newly developed New York City residential condominium units to off-shore investors.
In his role as a senior leader of Colliers Tri-State since 2018, Mr. Shapiro has overseen the growth of the brokerage business for all six offices, across all asset classes.
Select transaction experience includes the sale of: 767 Fifth Avenue - The General Motors Building, 5 Times Square, 1177 Avenue of the Americas, 180 Madison Avenue, 450 Park Avenue and 1540 Broadway. Portfolio/entity-level transactions include the largetst leveraged buy-out in history: The Blackstone Group’s acquisition of Equity Office Properties and the subsequent sale of 8 Manhattan assets, the sale of the Beacon Opportunity Fund and the Broadway Partners Opportunity Fund. Transaction experience beyond the New York market includes Reliant Energy Center in Houston, TX, One Lincoln Street in Boston, MA, One Beacon in Boston, MA and Four Penn Plaza in Philadelphia, PA.
In addition to being a key contributor to the transaction side, Mr. Shapiro created a market leading research platform that included a proprietary database of more than 5,000 asset sales used to analyze trends in the commercial, residential, condominium and land markets. This benchmark report was distributed to more than 2,000 global investors every quarter. Additionally, Mr. Shapiro hosted a quarterly analyst call with Bank of America Merrill Lynch REIT analysts for more than 10 years.
Prior to joining Colliers in 2016, Mr. Shapiro was an executive vice president in JLL’s New York Capital Markets group. Earlier, he was a vice president at Savills, LLC and a senior vice president at Eastdil Secured (and predecessor Eastdil Realty), where he conducted extensive financial analysis and due diligence of commercial real estate assets in the office, retail and industrial sectors.
