Michael A. Shuler has over 20 years of experience in the Northern Virginia commercial real estate market. He is licensed as a broker in Virginia, Maryland, and the District. His major work has been completed throughout Northern Virginia, both inside and outside the beltway. His combined sales and leasing activity is nearly $2.0 billion. Prior to founding Millennium, Mr. Shuler worked with large national institutional ownerships that foreclosed on real estate and relied on Mr. Shuler to guide them through a successful repositioning of their assets. It is these contacts that Mr. Shuler has utilized to negotiate joint venture partnerships between local developers and larger equity sources to develop new speculative development. Most recently, Mr. Shuler sold 1,800,000 square feet of buildable FAR and created joint ventures between local ownerships and Wall Street funds in excess of $300 million. The most notable of these transactions are: Worldgate Office Park in Herndon, Virginia, the Victor Building in Washington, D.C. and Ballston Tower in Arlington, Virginia. Mr. Shuler has consistently placed in the top three for the Greater Washington Commercial Association of Realtors for leasing and financing production. In 2000, Mr. Shuler again earned the top leasing award for the entire metro area and finished fourth in financing for the entire Washington area. Millennium Realty Advisors had a good showing capturing four of the top ten placements for leasing production in Northern Virginia. In 2004, Mr. Shuler was involved in two of the largest lease transactions in Northern Virginia when the Environmental Protection Agency (EPA) leased 405,000 square feet in Crystal City and ITT Industries leased an entire 167,000 square foot building in Herndon.
