Marian Smith, owner of Strategic Commercial Real Estate, has been actively involved in many facets of the commercial real estate market in the Southeast for over eight years. She has worked in many real estate sectors -- office, retail, land, multi-family, hotel, investments, like-kind exchanges, development sites and timber. She has worked in many capacities, representing both Landlords/Sellers and Purchasers/Tenants as well as functioning as a consultant.
As a Landlord/Seller representative, Marian has developed and implemented unique and effective marketing campaigns for her clients. She has sold large land tracts for development, historic office buildings, and shopping centers. She has leased office properties and retail shopping centers, most recently specializing in retail redevelopment projects. Previously, she was head of leasing for a large redevelopment, Abercorn Common, which was the first shopping center in the world to be awarded the Leadership in Energy and Environmental Design (LEED) certification. She is currently working on the redevelopment of Victory Crossings at Truman Parkway, located in a corridor of redevelopment due to the recent expansion of the Truman Parkway. Representing Purchasers/Tenants, Marian has successfully procured properties for niche, boutique hoteliers, and National retailers and restaurants. In the consulting realm, Marian has provided marketing and strategy guidance, conducted financial and economic analysis, and collaborated as part of a redevelopment team.
Prior to working in real estate, Marian worked in the public accounting field in both tax and auditing. She is a graduate of Georgia State University and a Certified Public Accountant. She continues to cull her financial knowledge through continuing education courses and is a candidate working towards the Certified Commercial Investment Member (CCIM) designation. She has successfully completed the CCIM courses Introduction to Commercial Investment Real Estate Analysis, Financial Analysis for Commercial Investment Real Estate, Investment Analysis for Commercial Investment Real Estate, and Market Analysis for Commercial Investment Real Estate. Marian is also a Leadership in Energy and Environmental Design (LEED) Accredited Professional, as sanctioned by the U.S. Greenbuilding Council and an active member of the International Council of Shopping Centers (ICSC).
Marian is an active member of the professional community. She is a member of the Georiga Society of Certified Public Accountants, the Savannah/Hilton Head Island Commercial Board of Realtors, and serves on the Savannah Development and Renewal Authority Technical Advisory Board. She is also a member of the Chamber of Commerce, the U.S. Greenbuilding Council, is a recipient of the “Forty Under Forty" award, and is a graduate of Leadership Savannah.
