Keith F. Grayson is the principal of both Grayson Commercial LLC, and of Grayson Real Estate Services. In Keith‘s younger years and in his early adult life, he assisted his father in both establishing and growing a residential home building company called Grayson Homes, Inc. Here at Grayson Homes, Inc. Keith F. Grayson learned and enhanced his Land / Site Selection, Project Supervisory and Construction Management skills. Grayson Homes, Inc, has grown into one of the largest homebuilding companies in the region. To add to these skills and assets went to Atlanta, Georgia to pursue a BA degree in Real Estate from Morehouse College. The Real Estate department at Morehouse focused primarily on Land Development, as well as the financing, development, management, and appraisal of Commercial real estate. Hence, it was here where Keith began this fascination and commitment relating to Commercial real estate, hence establishing a different vision than that of his father. Keith received this degree in May on 1990. Subsequent to receiving his BA in real estate, Keith’s drive and persistence helped him get a position at Alex Brown Kleinwort Benson Realty Advisors (ABKB) which subsequently became La Salle Advisors. Keith worked here for over five years. He was an Asset Manager and Senior Real Estate Analyst who represented the interest of various domestic pension funds in both the Acquisition and Management of their real estate investments. Keith was the first BA degreed individual to attain these positions, subsequent to his employment the company only hired MBA degreed individuals. It was here where Keith administered and became well versed on a variety of Commercial product types like; multi-family, office, R&D / flex, regional malls, strip centers, and hotels. Here Keith’s on-site and practical background assisted him in changing and enhancing the method in which things were done. He created a Credit Analysis spreadsheet which utilized a variety of liquidity and solvency ratios to analyze the credit of the tenants who leased ABKB client’s real estate assets who would invest a great deal of money to physically improve the tenants’ space. He also made important enhancements to the Lease Analysis template which made it user friendly for the multitude of various leases. After this enriching experience, Keith went on to work for Streuver Brothers, Eccles, and Rouse, a Baltimore based real estate developer, for two years. Here Keith developed a major retail / office multi-use center, restructured several ailing Commercial properties and partnerships, and assisted in the inception of other real estate developments. He also packaged and sold an important real estate project the company had been trying to dispose of three years prior to his employment. It was here where his strong Residential Land Development and Construction background completely meshed and flourished with the Development, Budgeting / Finance, and Acquisition / Management of Commercial real estate he acquired at both Alex Brown Kleinwort Benson Realty Advisors and Streuver Brothers, Eccles, and Rouse. From these immensely challenging experiences, Keith established Grayson Real Estate Services, and subsequently Grayson Commercial, LLC. Utilizing these companies, he develops land for both Residential and Commercial uses. He also develops and acts as construction manager for small to mid-size Commercial real estate projects which includes Office, Retail, and Multifamily projects for both third party accounts, as well as for his own accounts, amongst other financial / analytical oriented real estate services. Keith has had a diverse list of prestigious clients including Prince George’s County Housing Authority, Manekin, LLC, Grayson Homes, McDaniels Homes, Touchstone Partners, Ryland Homes, Carnegie Morgan Partners, and NationsBank CDC.
