Over the years Juan Carpio has developed a unique marketing plan that helps sellers, sell their properties fast and for top dollar. Juan saw how most home sellers were struggling trying to sell their home either by themselves or with a real estate company, but their home would just sit there for months and they had to put their plans on hold until it sold, which some home sellers don’t have the luxury of doing. With his unique marketing plan he has been able to cut down the days that it takes to sell a home to 30 to 60 days and in some cases under 30 days. In his research he found that most houses only needed three things to get them sold, which is why it was hard to see that only 51.7% of homes for sale sold within the last 12 months and a mere 9% of for sale by owners sold their own home, but for 20% less than what the average house sold for with a real estate agent. Some home sellers may face a more difficult situation where they cannot sell their home the traditional way. If a seller is facing a possible foreclosure it may be necessary to sell their home through a short sale. A short sale is when a bank or lien holder forgives the difference between the sold price (what the house is worth) and what the home seller/homeowner owes on the mortgage. This takes an approval process that requires an experienced real estate agent to walk the seller through. The approval process can take several weeks or even a few months. In some cases sellers/homeowners are given a relocation incentive (in other words cash-$1,000 to $5,000 is typical) to sell their home through a short sale instead of letting it go into foreclosure. While it is not an easy process, it gives the seller/homeowner time to exit the house in their own terms rather than facing a foreclosure.
