John Black, an Associate Broker at West Wood Realty, and has been active in real estate brokerage and development for more than 46 years. John specializes in vacant land development, sales and retail, and office project developments in the Albuquerque and Rio Rancho Metropolitan area.
John began his career in real estate when he began planning, zoning and developing the 1,150-acre planned community known as the “Seven Bar Ranch” and Cottonwood Retail area in 1972. This 1,150-acre project was the eastern portion of John’s family ranch and farm consisting of 20,500 acres in Northwest Albuquerque known as the Black Ranch.
As the Managing Partner of the Seven Bar Land and Cattle Company’s 1,150-acre project, John master-planned, zoned, and developed this project from 1972 to 1996. The Seven Bar Ranch/Cottonwood project had 400+ acres of retail including a 95-acre regional mall, and 750 acres of medium to high-density residential.
John and his family ground leased and later sold to the Simon Group for their company’s 1.2 million square foot Cottonwood Regional Mall. The 400+ acres of retail in the Seven Bar Ranch then became known as the “Cottonwood Retail Area” and at 3.8 million square feet of retail buildings, Cottonwood is the largest retail project in New Mexico.
Other featured retail developments in the Cottonwood Retail Area are the 41-acre Cottonwood Plaza, the 50-acre Cottonwood Corners, and the NM528 Lowes Home Improvement & Dick’s Sporting Goods power centers. John and his family also developed the Alameda West Shopping Center, Corrales Center, and Las Tiendas Shopping Center.
John and his family also planned and zoned the 6,500-acre Quail Ranch. Quail Ranch is the western 1/3 of the of the original Black Ranch. Quail Ranch is zoned for 25,000 residential units and over 10 million square feet of commercial and industrial uses. The Paradise Hills, Ventana Ranch, and Black Farms projects were also part of the original 20,500-acre Black Ranch.
John has also developed several other major developments outside of his family holdings. He developed the Promenade Shopping Center in Northeast Albuquerque, Montano Y Cuatro Plaza at 4th Street and Montano Blvd., and the Coors Central Shopping Center in Northwest Albuquerque. All the centers John developed are still performing well despite the recession in Albuquerque.
John is currently working with the West Wood Realty development team on several new retail projects in the City of Rio Rancho, one of the nation’s fastest growing cities in the state. John is a partner in two planning and development lease projects in northern Rio Rancho with the State Land Office of New Mexico (“SLO”).
