John Battle, SIOR is a Founding Principal and Managing Director of Lee & Associates-LA/North Ventura Inc., a full-service commercial real estate company and member of the Lee & Associates group of companies. He specializes in investment acquisitions and divestitures in Southern California. With over 30 years of commercial and industrial real estate brokerage experience, Mr. Battle has represented buyers and sellers in commercial asset transactions of all types and ground-up development projects. His development experience spans land identification and financial viability analysis, shepherding projects through city governments and marketing the development to buyers and tenants.
Throughout his career, Mr. Battle has successfully negotiated transactions valued at more than $2 billion. His most recent transactions include the sale of two Antelope Valley self-storage facilities totaling more than 206,000 sf. Among his recently closed development land transactions are a 3.22-acre parcel entitled for 232 apartments in the Warner Center section of Los Angeles; a 453,024-sf development site in Woodland Hills; a 119,600-square-foot development site in Woodland Hills; a 108,382-sf site in Oxnard for $7.1M; and a parcel entitled for 18 apartment units in Agoura Hills.
Investment sales include a 28,541-sf retail center in Cypress for $8.46M; a 20,740-sf office building for $3.25M; a 53,101-sf retail building in the Los Feliz section of L.A. for $9.25M; a 5-unit multifamily sale in Agoura Hills for a record price of $466,000 per unit; a 53,101-sf industrial building in Warner Center for $9.225M; and a 32,051-sf retail center in Los Angeles for $7.6M.
Earlier, he transacted the sale of 130,680 sf of development land in Glendora, CA; an 11.6-acre land parcel sold to Archstone-Smith Communities for a 522-unit apartment development; an 11-acre land parcel sold to Fairfield Residential, LLC for a 500-unit apartment development; and the sale of an 8.3-acre land parcel fully entitled for a 340-unit multifamily project on Ventura Boulevard in Woodland Hills, CA.
