JoBeth Prochaska, a real estate professional who is experienced in retail real estate, is Senior VP of Weitzman's Houston operation. In this position, Prochaska's responsibilities are as follows: • Serve as the day-to-day decision maker on behalf of ownership on all project related needs & regularly report to ownership on project performance. • Negotiate tenant leases & lease amendments from inception of LOI to lease signature. Work with legal counsel as needed to make business decisions/manage legal issues on Lease terms and implement necessary provisions into final document. • Maximize NOI of each property though rent structure, managing annual property operating budgets & annual reconciliations of NNN charges to confirm accuracy of pass through charges & maximize collections. • Manage loan compliance for both construction & permanent loans. • Review, approve and execute listing agreements for third-party listings • Oversee construction loan draws to confirm draw items are in line with budget projections and items included in draw are accurate as it relates to completion/fee timeline. • Manage property tax appeal/litigation process including attending mediations and advising consultant of desired values. • Develop/maintain development budgets for project approval by partners & construction financing. • Manage operating budget with property manager to confirm accuracy & confirm budget projections are met. • Casualty management, including insurance coordination and manage needed consultant for rehabilitation under various casualty events. • Oversee legal process in the event of Tenant default and negotiate buyout terms. Attend mediation/court proceedings as owner representative when necessary. • Negotiate condemnation awards/rights under such agreements to least disrupt project and maximize award. • Implement capital improvements on projects to enhance project appearance & achieve cost savings/overall efficiency. • Evaluate properties listed for sale & analyze if criteria fits within acquisition perimeters. • Work with municipalities on entitlement issues including zoning, traffic, utilities, platting and engage/manage necessary consultants to complete necessary tasks. • Negotiate incentive agreements with municipalities, such as 380 Agreements & prepare/analyze valuations for both sales & property tax projections as it relates to incremental increases for incentive consideration. • Engage and manage consultants as it relates to every stage in the development process, including meeting timelines, managing project status and billing.
