James Shipman, Senior Vice President of CBRE, is a former Director and Shareholder of CB Richard Ellis Hawaii, Inc. prior to its sale to CBRE. He has been with the company since 1989 and has worked with a number of institutional and local clients. Responsibilities for these transactions have included creating and implementing strategies for the lease, sale, and disposition of new and existing commercial property, reducing occupancy costs; analyzing various financial alternatives; disposition of excess property and commercial space; acquiring and repositioning commercial property; and negotiating leases, subleases, and purchase and sale contracts. Current assignments include FIRST HAWAIIAN CENTER, First Hawaiian Bank's 380,000 SF corporate headquarters, AIRPORT CENTER, a 111,000 SF office building owned by Hawaiian Airlines, SONY's mixed-use campus in Mapunapuna, consisting of 3.17 acres with approximately 93,000 SF in 4 buildings, and WEHILANI AT WAIKOLOA, a Castle & Cooke partially built out project with 214 acres remaining and 586 entitled units to be built. Past assignments include the conversion of 1100 Alakea Street, a 176,000 SF office building repositioned as a for sale commercial condominium with 53 units. The project offered investor units and owner-occupant units in finished and loft conditions. James and his team assisted A&B Properties, Inc. with the entire process and had successfully marketed and sold out the project within 18 months of issuance of the Final Public Report. And the successful lease up of the 125,000 SF Hale Pawaa Medical office building, developed by Healthcare Realty Trust, where Jim and his team secured the highest lease rents in the marketplace. The success of Hale Pawaa led Healthcare Realty Trust to turn over the management and leasing of the remainder of its Hawaii portfolio, Pali Momi Medical Building (80,000 SF) and Kapiolani Women and Children Center (85,000 SF) to CBRE.
