The career for Howard Sobkov spans 26 years of finance, banking and commercial real estate. His tag line, helping the little guy compete with the big guys, is based in large part on the idea that he knows more finance than real estate folks and more real estate than finance folks. Cap Ex Management and Cap Ex Commercial provide debt, equity, and property management services in the Central Maryland area. Currently, there are 16 properties under management and numerous investment and lease transactions. Prior to starting Cap Ex Commercial in May 2012, Howard was Director of Operations and Asset Management for a private REIT, American Real Estate Partners which had 4.5 million s.f. of assets under management along the east coast. As Director of Asset Management, he was responsible for every square foot in the portfolio while working with company investors, including very large hedge funds, debt providers, 6 senior property managers, over 100 tenants, and vendors spread across 6 states. During this time, he managed an annual $100 million budget, helped close and manage loans in excess of $300 million and oversaw more than $100 million in equity raises. He ran a capital company, lodged in a commercial real estate brokerage in Baltimore from 1995-1998. The capital company was Pratt Street Capital and the brokerage was Corridor Reznick. Responsible for managing 22 properties worth over $100 million, he was also responsible for assisting in raising equity for deals, managing all internal and third-party investors, reporting to all partners, lenders, tenants, and communicating with property vendors. Principal activities at the firm focused on property managing the properties, which were located throughout Maryland and Virginia Two additional companies in Baltimore provided the foundation of his commercial real estate knowledge, Townsend Capital, and Corinthian Realty Partners. Prior to his work in Baltimore, Howard started his career at Bank Brussels Lambert in 1990 following a Masters degree in International Business from Johns Hopkins SAIS. At the Bank, he was fully credit trained and sold dozens of private and public companies as well as underwrote leveraged and management buyout. He is a 1984 graduate of Gilman School in Baltimore, MD. He has served as President of the Alumni Board and a three-year term on the Board of Gilman School.
