Bio
Guru, as he prefers to be called, has 25+ years of Real Estate Development experience through Senior Management positions. In the last 16 years, he's been Controller, CFO, COO, and Partner of Dubin Group: a Top 50 Chicago real estate enterprise. Guru’s experience is mainly in the Multi-family arena, including land acquisition, entitlements, development, financing, and construction of more than 1200+ dwelling units in the Chicagoland Area.
Special skills include project capital structuring and leveraged loan modeling, with a focus on optimum IRRs, equity raises for Real Estate Development, as well as investment properties leveraged with New Market Tax Credits (NMTC), Tax Increment Financing (TIF), and Historic Tax Credits (HTC). Guru is experienced in Construction accounting and managing contractor disbursement, and construction draws through the title company. Guru has a Bachelor of Commerce degree from India, and holds further professional certifications as a CPA, CISA, CMA , CFE (in the USA), CPA (in Canada) and ACA (India).
