Mr. Coulter is the founder and Managing Member of Income Property Organization, and has devoted his entire professional career to brokering multifamily assets. With over 30 years of apartment brokerage experience, he has amassed an impressive set of credentials that confers the distinguished status of a leading expert in the State of Michigan on multifamily investment and sales. His resume of sales transactions includes over 400 apartment complexes and nearly 30,000 units and over $1 billion in transactional volume, spanning the entire gamut of multifamily type- from market-rate communities, subsidized (LIHTC, Section 8, Rural Development) communities, as well as senior and student housing. Also notable is Mr. Coulter’s extensive experience in selling distressed assets on behalf of Lenders through a variety of structures, including REO, Short Sales, Receivership Sales, Bankruptcy Sales and Note sales.
Mr. Coulter offers multifamily owners and investors a seasoned, sophisticated set of brokerage skills that have generated more closings than any other apartment broker in Michigan over the past 20 years. Accordingly, year-after-year, IPO ranks in the top two positions for multifamily sales volume in Michigan. This is evidenced by many illustrious trade designations, such as CoStar’s annual “Top Ten Detroit Brokerage Firms” and Midwest Real Estate News “Best of the Best”. IPO was most recently awarded the prestigious CoStar Power Broker “Top Firm Award” for annual sales volume in 2011, 2013, 2015, 2016, 2017, 2018 and 2019. Mr. Coulter has personally received the CoStar Power Broker “Top Broker Award” in 2013, 2015, 2016, 2018, 2019 and 2020. In 2019 Mr. Coulter was inducted into Midwest Real Estates CRE Hall of Fame. Mr. Coulter received a Bachelor of Science in Business Administration with a Minor in Real Estate from Ferris State University in 1991, and also attended classes for the CCIM designation. Under Mr. Coulter’s leadership, IPO has navigated through many market cycles of multifamily brokerage to become a preeminent firm in the industry.
