In Gregg Wagner's role in Berkshire Hathaway HomeServices, New England Properties he has the pleasure of overseeing the commercial and new homes and land divisions. He possesses a background spanning over thirty-five years in the real estate industry. His experience includes senior-level brokerage management, regional residential and commercial operational management, business mergers and acquisitions, land entitlement, primary and resort home project development along with investment research and valuation.
During Greg's career, he has completed all of the necessary educational course requirements for such prestigious NAR (National Association of Realtors) designations such as ALC, (Accredited Land Consultant), CCIM, (Certified Commercial Investment Member), CRB, (Certified Residential Brokerage Manager), CIPS (Certified International Property Specialist), GRI (Graduate Realtor Institute), SRES (Senior Real Estate Specialist) amongst others. In addition, he has sought out additional training from the NAHB (National Association of Home Builders) and has earned additional certifications in appraisal, community association management, and residential construction.
While the last twenty-plus years have been primarily focused on brokerage management, and supporting agents to develop their businesses, over the years Greg has had the pleasure of being involved in some fascinating transactions. Whether it was the sale of an airport, a dual NASCAR racetrack, golf courses, marinas, shopping centers, hotels, apartment buildings, or a nearly 30,000-acre tract of land, with timber and mineral rights, not a day in his professional life has ever been boring.
Greg returned to BHHSNE in January of 2017, in a combined role of regional management and director of new homes and land. That role morphed into a larger territory and eventually into the role of SVP, in 2021, covering the aggregate footprint. Since January 1, 2022, his time has been spent filling their future pipeline. It is spent building the commercial division, expanding the capabilities of their new homes and land networks, and broadening capabilities along with daily support to agents with commercial transactions, land evaluations, and development feasibility.
BHHSNE is the only company Greg is aware of that has created this type of role in its footprint. He does not actively list nor sell real estate. When he meets with clients, it is in an advisory role to the agents, for the benefit of their clients. The key differentiator is his training, real-life transactional experience, and a mandate to help to whatever level an agent or client fees are necessary. One day he is working with a civil engineer on site layout, the next talking with a town planner, the next he is running financial models for a property or development.
Over the years the NH&L Division has received many accolades, from marketing awards with the Connecticut Home Builders and Remodelers Association to being selected by municipalities for submitted Requests For Proposals, quarterly articles he writes for HBRA trade publication, and the NH&L classes he teaches. The company, with its unrivaled access to data through private and commercially available sources, along with monthly data from the Connecticut Department of Economic and Community Development, they are able to read and interpret trending, cap rates, and absorption numbers in virtually real-time. The pipeline attention and investment in the agents and future inventory is another indication of BHHSNE’s commitment to our continued growth.
In February 2023, Greg joined an exclusive group of industry leaders who have made newsworthy contributions to the real estate industry. He had the honor of being selected as a RISMedia 2023 Real Estate Newsmaker—a dynamic group of key influencers making headlines as a result of their contributions to the real estate industry and how their efforts affect the consumers and communities they serve.
Greg is a resident of Madison and is a member of the town's Economic Development Commission. He remains an active real estate broker in Connecticut, Rhode Island, Massachusetts, New York, and South Carolina.
