Debbie Wedderburn’s role includes asset management, leasing, and overseeing NexCore Group’s property management group. Debbie currently manages a 1,035,000 square foot portfolio of medical office buildings, which includes surgery centers, cancer centers, urgent care centers, imaging centers, and private physician offices. This portfolio consists of 11 buildings in five states and interaction with eight hospital systems. Lease negotiations with renewing tenants as well as prospective tenants are a large part of Debbie’s role in managing her portfolio.
Debbie focuses on maximizing income and value for property ownership while achieving what is important to tenants — an inviting, comfortable, and well maintained medical office suite for patients and staff. Debbie interfaces with numerous experts in the building systems industry and challenges them to find the best methods to service buildings while keeping operating expenses under control. NexCore consistently receives high praise from its tenants, who regularly give references to prospective tenants upon request.
Debbie has been involved in asset and property management for 20 years and has been instrumental in the development of NexCore’s property management division. With a background in accounting, Debbie’s strengths include budgeting for operational expenses and capital expenditures, financial analysis, cash flow projections, and investor reporting.
Throughout her tenure with NexCore, Debbie has helped to deliver numerous newly developed medical office buildings, the latest being an 182,000 square foot building on the campus of Silver Cross Hospital in New Lenox, IL. This building houses two timeshare suites that NexCore manages, which is a first for the company.
Debbie has also been involved with numerous acquisitions. She takes pride in the oversight of teams that have transformed older, dated buildings that were poorly managed into remodeled and well-managed buildings that add value for the tenants and ownership.
Debbie received a BSBA in Accounting from Colorado State University and is a Colorado Real Estate Broker.
