(1) Although real estate investments are mostly about underwriting the best IRR, they have a more pronounced physical factor than most think. It's fascinating to drive through cities looking at different properties and analyzing them; why this location, why that height, why those tenants, why these amenities. Every property has so many tangible factors that come into play for potential success, and it's exciting to test my observation skills.
(2) The people you meet and interact with on a daily basis are amazing. Everyone is willing to give up some of their precious time for a conversations, a lunch, a breakfast, or a chance for a new relationship. This mutual understanding to mingle makes the real estate industry a very enjoyable career.
