David Wluka, President of Wluka Real Estate Corp., is a development consultant with more than 30 years of experience in the fields of real estate sales, development, zoning, subdivision, land planning, and marketing. A product of the Boston and Milton school systems, he is a graduate of Boston University where he holds a BA degree in Sociology and an MA in Urban Sociology. He is a member of the National Association of Realtors®, Urban Land Institute, New England Sociological Association, American Planning Association, and B'nai B'rith Realty Unit. He is a licensed real estate broker in both Massachusetts and Rhode Island. Currently, he is serving as a Director of the National Association of Realtors® and past chair of their Land Use and Property Rights Committee. He is a Director and 2004 Vice President for Government Affairs for the Massachusetts Association of Realtors® (MAR) and a Director of the Greater Boston Real Estate Board. In 2005, he was President-Elect and will lead MAR as President in 2006. He serves on a number of Board, State, and National Association of Realtors® committees and work groups. He was the 1999 President of the Greater Boston Real Estate Board and the 1993 & 1994 President of the Greater Boston Real Estate Board's Multiple Listing Service. He was honored as the Board's Realtor® of the Year in 1994. He helped establish and served on the first Board of Directors of MLS-PIN, the statewide MLS Property Information Network. He is the 2002 recipient of the Milton H. Shaw Distinguished Service Award for Outstanding Volunteer Leadership to the Massachusetts Association of Realtors. Mr. Wluka has provided real estate consulting services to municipalities, government agencies, landowners, and developers in Massachusetts, Rhode Island, New Hampshire, and Maine since 1968. He has also been directly involved in the marketing of large development projects, giving him a unique vertical perspective on the development process from raw land through its approval, construction, and ultimate sale to the end user. Among his more notable past projects have been the Capital City Plan and Zoning By-law for the City of Concord, New Hampshire; land acquisition and development of Chestnut Square, an office condominium in Sharon, Mass; land sale, planning, permitting, rezoning, and initial marketing for Cannon Forge, a 326 unit condominium in Foxboro, Mass.; permitting for Quail Ridge, a 212 lot conventional subdivision in Sharon, Mass. (Since sold to Toll Brothers and renamed Sharon Woods); the sale for Kaufman & Broad, Inc. and subsequent marketing of the final 121 unit phase of Greenbrook, a 521 unit condominium project in Stoughton, Mass., the acquisition and/or marketing of residential subdivisions in Quincy, Braintree and Easton, Massachusetts and the sale of land for the development of the 600,000 SF Wrentham Village Premium Outlet Mall in Wrentham, Massachusetts and the sale of the land for the 260,000 SF Target/Super Stop & Shop/ T.J. Maxx & More anchored Plainville Commons shopping center. In addition to traditional real estate brokerage, he has in the past provided or currently provides services for a broad range of real estate-related projects. These include planning, development, and marketing of several large residential and industrial tracts in eastern Massachusetts; site identification and permitting for hot mix asphalt plants; marketing of quarries, hot mix asphalt plants, and sand and gravel operations; site searches for nursing home and assisted living facilities; small electric power plant sites; thoroughbred race track development; water parks, theme parks, and site evaluations for development of a Swedish-technology panelized house factory in the United States.
