I have been actively appraising most all types of real property for over 40 years in east Tennessee. I founded and managed Braun & Associates, Inc. (a 15-person appraisal firm). During that time, I helped over 20 trainees achieve their appraisal license. I also founded Automated Valuation Technologies, Inc. in the late 80's. Through it I developed seminars, wrote and published the first book on scope of work, the book THE VALUATION ANALYST; Research in Extracting Adjustment Rates, and developed numerous software programs for appraisers.
I sold my appraisal company in 2010 and did not appraise for two years. During that time, I pondered the fundamental principles upon which the valuation principles are based. This ranged from the differences in sale price and value, to sophisticated examination of the valuation analysis methods currently used. In addition, I authored two articles which were published in the Appraisal Journal and completed a new version of regression analysis software.
The appraisal profession has been good to me as I have been able to make a living, contribute to my community and society. Most importantly, I have made a lot of wonderful friends. My current goal is to provide the tools appraisers will need to compete with alternative valuation products. I have recently completed an application (TLeaves Valuation Processor) that allows the appraiser to utilize numerous statistical techniques in a familiar environment.
I recently offered series of six 2-hour webinars free online. My hope is to prepare them for what's ahead in the appraisal industry.
