Cindy Murillo’s deep understanding of the real estate industry makes her a powerful force when it comes to project management, risk assessment, and operation efficiency. She brings 25 years of experience in ground-up commercial construction, multi family, student housing, and military family housing markets to Gardner Tanenbaum Holdings. Cindy utilizes her expertise in sales, marketing, development, estimating, subcontracting, customer service, and operations management to foster long-term successful projects. Cindy has delivered an impressive $652M in projects, transitioned 5,172 residential units to operations, and trained and mentored more than 100 team members in ten states while maintaining positive Net Operating Income for project owners. Cindy’s unique skill set provides optimum return on investment for project stakeholders by maximizing project revenue through aggressive pre-leasing activity prior to construction completion. Her tenacious work ethic and professional poise have proven to be a successful combination in this industry. Cindy has an exceptional ability to navigate a heavily regulated industry while simultaneously fostering innovation within GTH. Cindy’s project experience includes project management of a historic retrofit of The Classen Luxury Apartments – Oklahoma City’s first Luxury High Rise. Immediately following the project’s construction, Cindy led the Lease Up efforts and achieved 90% occupancy in 120 days. Cindy also managed and oversaw the privatization of more than 3600 housing units at four United States Air Force Bases (Tinker Air Force Base, Travis Air Force Base, Fairchild Air Force Base, and Lackland Air Force Base) for a private developer, Balfour Beatty Communities. Privatization efforts included transition of operations, development (coordination of new construction and renovation efforts for more than 3600 homes at four different military installations, portfolio management, oversight of annual budgets exceeding $20M annually, a team of 83 employees in four states, and achieved and maintained corporate benchmarks for NOI and occupancy standards that averaged 95% during her tenure with the company. Cindy returned to Gardner Tanenbaum Holdings in 2013 as Vice President of Multi Family to manage the company’s housing inventory which consisted of three high-rise mixed-use properties. She also oversaw the development efforts of a 324-unit garden-style community built, leased up, and sold within 24 months. Cindy leads the development team with site planning, contract coordination, and project development, and she oversees Gardner Tanenbaum Holdings’ operation as Chief Operating Officer.
