My role as a developer and investor has many diverse areas of responsibility. I have been involved in all functions of the development process, from identifying potential acquisition sites, working with sellers on pricing, meetings with federal, state and local government to obtain entitlements, construction of roads and selling of the finished developed properties. My primary responsibilities were to coordinate the engineering, construction and sales in Florida and Georgia. I traveled between 4 offices located in Groveland, Jacksonville, Tallahassee Florida and Lincolnton Georgia. Our company worked to grow sales while continuing to produce a product that met the customers’ needs. I evaluated GIS wetland maps to determined proper placement of roads and to ensure each lot was ascetically pleasing as well as functional. I coordinated meetings with all sub contractors to maintain the progress of construction and to help facilitate an on time completion. I was the registered broker of record for Florida Land & Ranches, Inc and had Ten (10) licensed sales agents under my license. We sold over 3,500 acres in property within a four (4) year period. As an example of my involvement as a developer with Florida Land & Ranches, Inc, I worked closely with land use attorneys in Duval County, Florida to obtain a Land Use Change on a 1,000 acre parcel located off of Plummer road. Our goal was to create a sound & environmentally friendly layout that would meet both the needs of our company financially and stay within the guidelines of State and County Regulations. I attended meetings with state and local agencies to provide and present traffic studies, environmental impact studies and demographics of the surrounding areas. I worked with St. Johns Water Management District to provide proper placement of setbacks and waste disposal systems. The process had many challenges that have proven to be great learning experiences.
