Armando Aguirre, has 45 years of commercial real estate experience specializing in Retail Shopping Center Investment sales, retail leasing of shopping centers, tenant representation, and land development throughout Southern California.
My team has successfully represented many retail projects, large and small, including many high density infill projects throughout Southern California, such as the 200,000 sq ft Wilshire Union Center just west of downtown and the 325,000 sq ft Chesterfield Square Center project in South Los Angeles, both of which were highly successful in their respective trade areas and helped foster other new development in their neighborhoods.
I have handled assignments and transactions as diverse as locating and leasing five 100,000 sq ft retail Superstores to Curacao Department Stores over a 10 year period that I represented them, also negotiating the purchase of their 350,000 sf mid-rise, twin tower, Corporate Office Headquarters west of downtown now known as the Curacao Business Center, as well as locating and leasing them their current 214,000 sf Distribution Warehouse in Vernon. My team aslo represented their affiliated fast food sister brand, Pollo Campero in opening the companys first nine Southern Califoirnia locations throughout the greater Los Angeles area over an eighteen month period.
I recently leased 35,000 sf of retail space at Grand Plaza, a 300 Unit large mixed-use residential retail project located at the NW corner of E. Cesar Chavez Ave and Grand Ave. in west Chinatown, to a new Wal-Mart Neighborhood Market & Pharmacy, the first one in downtown and one of the first of that proto-type in Southern California.
My land development assignments have included many ground up retail developments including the two large community centers Wilshire Union Center and Chesterfield Square outlined above as well as many smaller neighborhood and strip centers through out greater Los Angeles. In the mid-cities market of Los Angeles, (within 5 miles of the 110 Frwy and the 105 Frwy) I have represented and leased 10 of the last 12 new centers built there in the last eight years, bringing in many new national retail chains and companies not previously doing business in these markets.
Upon lease up and stabilization, I also sold most of these centers for my developers to local investors and buyers. I represent both Buyers and Sellers on the investment side of my practice.
My team was recently involved in the sale of Huntington Plaza, a ± 58,000 sq ft Market Drug anchored Neighborhood Center in Monrovia for $25,700,000, which my team represented through the rehab and redevelopment process , assisting the client in assembling the architectural, entitlement, and construction teams for the project’s remodel and subsequently leasing the rehabbed center to Sprouts Market, Walgreens, McDonalds and a number of other national and regional retailers, prior to sale.
I was also involved in selling the 7 story, 110,000 sq ft former Metropolitan Water District Headquarters building NW of downtown, next to the 101 and 110 Fwys, for $7,800,000 to Linear City a residential developer who remodeled and reinvented the historic and iconic, William Pereira designed mid-rise office tower into a spectacular 92 Unit Luxury “View Apartment” Residential project known as The Elysian.
