The property is included in the $1.1m asking price. That's $550k for the business and $550k for the property. That adds up to $1.1m. The property asking price is supported by comps in the area. I don't think we're asking for the moon here. It's a fair price. And the cash flow from the business will support that price. Will a lender do this deal? The answer is yes...that's a good indication that we're asking a fair price. Fair to the buyer and fair to the seller. There's probably about $30k in equipment also. The buyer gets that too.

The current owner is a good businessman. He's competent and I like him quite a bit. He's run the business profitably for many years.
