BUSINESS DESCRIPTION

Great Location in Downtown Golden

This is an opportunity to buy Colorado's 2nd oldest liquor license, Golden Liquors. Small liquor store recently remodeled including a small tasting area, but could be used to stock additional inventory. This leased location also includes a three bedroom apartment above the liquor store that could be either a live/work space, or could be rented for additional income. The purchase includes goodwill, license, lease and some inventory. It is located directly across from the Coors Brewery and the brewery tour. Much of the business comes from tourists visiting the brewery. Coors is in process of building new breweries and revamping the tours. Great opportunity to build relationship with Coors and specialty Colorado spirits.

Competition
There are three other liquor stores in downtown Golden. One is next to the Safeway on Ford St and is a general liquor store. There is one on Washington St in the middle of town that is a high-end spirits shop. The third store is a general store but only accessible if going north on Washington before getting on the highway east to I25.
Growth & Expansion
Huge upside with the developments in Golden. Coorstek is building a mixed use facility that will include more retail and residential on the north end of town. Coors is also expanding their brewery and adding new tasting experiences across the street. Coors has always been a great partner to us. Wells Fargo also sold the property across the 13th St and will be mixed use and residential to start construction soon.
Support & Training
The owner is willing to stay on for a few weeks for training and a smooth transition.
Reason for Selling
Looking to re-imagine at a new location.
