This auto repair shop is general auto repair. They do everything from engine tune-ups to brakes and oil changes. They do it all. Inspections too.

Like most of the deals I work on...this is an owner operator situation. Make note of the word OPERATOR. The owner works here full time.

The shop is general auto repair. They provide a standard suite of services. It's a good deal for the right guy. A real good starter shop.

The property is owned. The asking price of $795k includes the business and the property. It is mostly property. Comps and replacement value of the property indicate the property alone is worth mid $600s. Then add the equipment at $60k or so...and then another little bit for the business value. That is how we arrived at our asking price.

Also...the $85k that is represented as cash flow...it is correct. But with a caveat. The business owner also owns the property so there is no rent subtracted from this cash flow. If the business were to pay market rent...the cf calculation would be less. One more thing...the revenue of $275k is for 2022. We do not have a tax return yet for 2023. So all the numbers are 2022. We are pretty sure 2023 will be lower,

Competition
There are two important points to make here: The first is that the current owner is a good businessman. He's run the business profitably for many years. But he is comfortable at the current level of profitability and has not made any effort to increase business. It is ready for a new owner to take the reins and push it to the next level. See Growth and Expansion below. The second point (and it's a big one) is that a good chunk of San Antonio is growing. This shop is located in one of those areas.
Growth & Expansion
Virtually any auto repair shop can be improved upon by implementing a well thought out marketing effort. Shops that are for sale are usually being sold by retiring owners. And retiring owners...guys in their 60s and 70s...have a strong tendency to rely on reputation and word of mouth. They almost never use direct marketing or social media. This business fits into that category. The core business and reputation is strong but needs new blood to push it to the next level.
