This auto repair shop is general auto repair. They do everything from engine tune-ups to brakes and oil changes. They do it all. Inspections too.
Like most of the deals I work on...this is an owner operator situation.
The property is owned. The asking price of $940k includes the business and the property. It is mostly property. Comps indicate the property alone is worth close to $800k and we're asking $790k. Equipment is $90k. So asset value alone is $880k. We're only asking about $50k for the intangible business value. That is our reasoning.
Also...we're representing cash flow as $100k. We think that is pretty close but I am working to finalize that number.
