27 year old well established business

I have built this business from the ground up, and it has supported me and my family for the last 27 years. We are a pillar in the community and well respected by everyone in the neighborhood. Listing this business that I put my heart and soul into is painful for me, however I have spent nearly 3 decades doing the same thing, and I'm getting old and tired. This place is always busy, and is completely set up for anyone wanting to walk into a well established business, that does not want to deal with the blood sweat and tears it took to create such a business from the beginning. This store is guaranteed to bring you in a million dollars a year in gross sales, and still has over 5 years remaining on the current lease. I am sure the landlord would have no issues extending this lease further, with the stability and strength of this business, and the history of being such a great tenant. I am asking for $400,000 for the business. I am not even 100% sure on excepting an offer for my place at this moment, and have NEVER listed my store for sale before, but I believe it was time to see if the right person can come along to take my business over, and make me an offer that makes sense, being that my children are now older.
