The property forms part of the Peel Hall Farm redevelopment of some 1,200 homes to the north of Warrington town centre. Warrington itself is an established conurbation located between Manchester and Liverpool, historically linked by the Manchester Ship Canal. Warrington has subsequently benefitted from its accessibility to the two major north west cities and more recently has seen the benefit of increased investment into the town centre facilities. By virtue of its historic location, Warrington now benefits from extensive transport links by both car and rail. The M62, which is the motorway that directly connects Liverpool and Manchester, forms the northern boundary of the town and the wider site, whilst the M56, which connects Manchester to North Wales, forms the southern boundary of the town. The M6 motorway borders to the town to the east. Warrington has two train stations – Warrington Bank Quay and Warrington Central. The former sits on the West Coast mainline and offers direct services to Leeds, Chester, Glasgow and London, amongst others. The latter offers more local services to Liverpool and Manchester. The development of Peel Hall Farm ultimately extends the northern boundary of the town, due south from Junction 9 of the M62 motorway
