About World Trade Center
The World Trade Center (WTC) has undergone a dramatic transformation in the past decade with the opening of the One World Trade Center building. Construction commenced on the project after publishing company Condé Nast secured its lease to occupy 24 floors of the building, relocating its offices from Times Square.
A slew of new construction has followed, including the completed towers 3, 4 and 7 World Trade Center; the shopping complex and transit hub the Oculus at Westfield World Trade Center; and the National September 11 Memorial & Museum. The area also includes Brookfield Place, another large office-and-retail complex, as well as the Fulton Street Mall.
The businesses in the WTC have moved away from consisting solely of finance and insurance firms, although many financial behemoths — such as Goldman Sachs, Moody's Corp., Merrill Lynch and Royal Bank of Canada — are located in the neighborhood. The office area is diversifying as technology and media companies continue to be attracted to the new buildings and relatively affordable rents in WTC. Time, Spotify, GroupM and J.Crew have all relocated here in recent years.
Increased interest from various industry sectors has helped rents in the WTC not only rebound since the recession but also rise to all-time highs. Though many of New York's other neighborhoods are experiencing flat to negative rent growth, low vacancy rates are pushing the WTC in the opposite direction.

Falk and his team are the exclusive leasing agents for more than 28 million square feet of an array of prestigious buildings, including 1 World Trade Center (3 million Square feet), 1251 Avenue of the Americas (2.1 million square feet), One Liberty Plaza (2.3 million square feet), 299 Park Avenue (1.2 million square feet) and 1 Hudson Square (1 million square feet). Peter Shimkin, Vice Chairman
Since joining Newmark in 2003, Shimkin has been involved in some of the most transformative transactions in Manhattan and has become one of the premier leasing agents. Hal Stein, Vice Chairman
Stein was designated a CoStar Power Broker in 2012, 2013 and 2019. In addition, Stein was named to Real Estate Forum’s “50 Under 40” national list in 2016 and was ranked 17th by The Real Deal in its 2016 list of Top Manhattan Office Leasing Brokers. Outside of his professional pursuits, Stein is active with the COPE Foundation and is on the board of the Lower Manhattan Cultural Council.

Greenstein was also involved in the leasing of the entire building at 200 Lafayette Street to JC Penney for 110,000 SF and 837 Washington Street to Samsung for 45,000 SF.
Prior to joining Newmark, Greenstein worked in the asset management division for Salomon Smith Barney Inc.
Nathan Kropp, Director
Kropp represents a diverse roster of noteworthy tenants across varying industries, including financial services, fashion, media, non-profit and technology. As a landlord agent, he currently represents over 6 million square feet of office space throughout Manhattan, including landmarked icons, boutique redevelopments and institutional assets.
Prior to joining Newmark, Kropp was an Associate at Avison Young, where he was named 2017 Associate of the Year and elected to the executive board of the National Emerging Leaders group.
Eric Engelhardt, Senior Vice President, Commercial Leasing
Prior to focusing on the iconic 3 million square foot tower downtown, Eric managed the acquisition and development activities of office, residential and retail properties for The Durst Organization.
In 2003, Eric joined The Durst Organization as a member of the in-house leasing team responsible for the leasing and marketing of a 10 million square foot commercial portfolio in midtown Manhattan. In his first several years with the company, he held a key role in nearly 1.2 million square feet of leasing transactions.
Before joining The Durst Organization, Eric was a Director at Insignia/ESG’s (now CBRE) Agency Group where he represented TIAA/CREF as leasing agent for the landmark Seagram Building and was a member of the team that secured Ernst & Young, LLP and Arthur Anderson as the anchor tenants for Boston Properties’ 1.1 million square foot 5 Times Square and 1.2 million square foot Times Square Tower, respectively.
Eric holds a Bachelors in Professional Studies of Architecture from State University of New York at Buffalo, has a New York State real estate salesperson license, and is a member of the Young Men’s/Women’s Real Estate Association
Karen Rose, Managing Director, Commercial Leasing
Karen has earned certificates in both Real Estate Finance and Property Management at New York University. A graduate of the University of Maryland, Karen holds a Bachelor of Arts in Hearing and Speech Science.
