Description
The rarest property we get to offer is land in the forest. Usually these are very small cabin properties in Wilsonia and Hume Lake. Once in a great while, we will get a larger property in the forest. It is our privilege to offer four separate large parcels. These are 4 contiguous properties located just west of Sequoia Lake at elevations ranging from 5,200 feet to over 5,700 feet. These properties all have direct forest road access to a large portion of the Kings River drainage from Sequoia Lake to the Kings River. There are two 20 acre parcels and two 40 acre parcels currently available for purchase. They are available individually or collectively. This may be your only opportunity to purchase a true privately owned family heritage property in the Sequoia National Forest. Access to the property is off of Highway 180. A paved Forest Service road traverses through all of the parcels except one, which has an easement road coming off of the Forest Service road. Each of the properties has been improved with internal roads and have multiple potential cabin sites. These are mature and primitive forest parcels with a variety of large conifers. They are home to a wide variety of wildlife and bird species. All of the properties are primarily north slope and they are definitively above the winter snow level. Summer temperatures are typically in the 70's and 80's. Each property has unique features which we will go over separately: South West 20 acres - $ 200,000 This parcel is accessed by the easement road. This parcel has the highest elevation point of all the properties at over 5,700 feet and perhaps the best views of the surrounding mountains. And, it is the only property that has a view of the San Joaquin Valley. It has good road access throughout and several excellent potential cabin or camping sites have been roughed out. The easement road also provides access to a 40 acre cabin property adjacent to the west. South East 20 acres - $ 225,000 This parcel has the closest access to Hwy 180. It also has the best terrain with nice usable areas on both sides of the paved Forest Service road. It also has multiple potential cabin or camping sites that have been roughed in with a good internal road structure. North West 40 acres - $ 300,000 This property is home to the original cabin that was built on the property in the 1800's. The cabin burned down about 20 years ago but remnants of the cabin site still survive including the water tower. The northern portion of this parcel is a long ridge with good road access and multiple open areas for a potential cabin site. This parcel also has direct road access to the lower portion of the adjacent 40 acres to the east. The southern portion of this property lies south of the Forest Service road and has limited development. North East 40 acres - $ 325,000 This property has the greatest variation in terrain features. A new road has been constructed to provide access from the top to the bottom. This property has a large spring that produces in excess of 5 gpm even in the summer and a small creek that flows from the Forest Service road all of the way to Mill Flat Creek which is the drainage of Sequoia Lake. Mill Flat Creek is an active trout stream and is on this parcel. The lower portion of this parcel is an old meadow that the forest has reclaimed but there are some excellent potential cabin sites. This is the most primitive, and private, of the parcels with an unbelievable natural scenic beauty. It is truly a forest gem. As always, I tell you about any negative features. There just aren't many to cite. These are wilderness forest properties that are undeveloped except for the roads. Electrical service is feasible but would be very expensive and solar or generator power would be a more viable alternative. Access in the winter can be limited due to snow so snow chains and winter transportation such snow shoes, cross country skis, snowmobiles, or snow cats can be very useful. If you have ever thought about having your own private mountain retreat far from the intrusions of urban life, you won't find a better opportunity. But, remember, there are only 4 of these properties and there will never be another chance like this. The seller is willing to sell them separately or together and he is willing to consider carrying paper for a qualified buyer with a large down payment.
