Dunnigan Hills Ranch (DHR) was a sprawling dry-farmed livestock ranch that has been optimally transformed into a productive wine grape producing area while maintaining its bucolic setting in the heart of Yolo County. DHR is a master-planned and developed agricultural investment. Spread over 1,140 acres with 422.9 acres of premium wine grape vineyards with an additional 721 acres for future development planting. Foremost in the development of DHR has been the conjunctive-use water system. Professionally designed in 2012 with new ag wells and connected into the local water district when surface water is available. The buyer will receive private shares in a newly formed mutual water company (MWC) which is professionally managed like a water district for all stockholders and water users within the MWC. An elaborate, underground loop distribution system is interconnected to all reaches of the planted blocks and with plans for phased expansion areas too. A portion of the property is subject to leasehold interest that will provide the buyer some immediate cash flow and the new owner can takeover 300+ acres of wine grapes in their prime. About 350 acres of the 722 acres can be further planted out to wine grapes, olives or nuts. Landlord income cash flow from vineyard blocks totaling about 114 are sold subject to a leasehold interest that pays the landlord about $220,000 annually. The lease will have 6 years remaining. The tenant also pays the property taxes on those blocks. The remaining 300+ acres of vines, all in their prime production, can be farmed by an owner-operator or leased to a grower. Grape contracts are in place on the 300+ acres and may be assignable to new producer or canceled upon sale. More clarity in the wine grape markets will be forthcoming after the new year. The open hill ground has water service from the mutual water company and significant portions could be planted out to add value and future cash flow. While priced and offered all together, portions can be sold separately. DHR is comprised of multiple legal parcels and the blocks have been developed in accordance with lot lines making it possible to deliver all the vineyards or the open ground separately. Breakup prices to be negotiated. All 2023 growing crops are not included in pricing but could be purchased independently with reimbursement of cultural costs incurred by existing operator at closing. All personal property such as pumps, motors and buried mainlines are the assets of the mutual water company and thus not included in the offered price.
