The four adjoining legal parcels of record; total of 2.15 acres. The three lots which front Clearmont Street (Lots 7, 8, & 9) contain 0.60 acres, or 26,136 square feet. Each lot is 100’ wide and approximately 262’ feet deep. The lot which fronts Franklin Drive NE only (Portion of Tract D) contains 0.34 acres, or 14,810 square feet. This lot is 50’ wide and has a depth of approximately 300’. All four lots are generally rectangular. The Subject site is raw land with native vegetation present. The Subject is at or slightly above the grade of Clearmont Street NE and Franklin Drive NE. No drainage problems were noted at the time of inspection. No wetlands are located onsite. An appraisal completed by Callaway & Price on March 28,2022 is attached. The subject properties were acquired by Brevard County in 2013 via Quit Claim Deed. The Florida Department of Transportation (FDOT) obtained the parcels in 2004 as an acquisition necessary for Right of Way purposes under threat of condemnation, pursuant to Section 337-27 Florida Statutes. FDOT conveyed the parcels by Quit Claim Deed to Brevard County in February 2013. The Quit Claim Deed was presented to the Board for acceptance at the February 5, 2013 Board meeting. These parcels were conveyed as part of a Joint Participation Agreement with FDOT to maintain the parcels in connection with their Palm Bay Road widening project. The parcels are being sold in "as is" condition.
