The Dollar Generals are all new prototype designs that were built in 2008. Two of the seven stores are relocation sites from older in-line spaces and are also the coveted 12,480 square foot “DG Plus” format which offers 37% more space for additional grocery and retail items. All of the leases are double net with 15 year initial lease terms. Each lease has a 3% rent escalation occurring in 2023. All of the sites are located in smaller markets in MS and AR which are ideal retail locations as Dollar General dominates the retail landscape in these communities. The landlord is responsible for capital replacements to the roof, structure and parking lot. Dollar General reimburses the landlord every month for it’s projected cost of common area expenses, all real estate taxes and property insurance.
