Executive Summary

This is a beautiful ranch located in the Pahsimeroi Valley Idaho. Surrounded by the Lost River and Lemhi Mountain Ranges. The valley is loaded with deer, elk, pronghorn along with wolves, bear, cats, coyotes and other wildlife. The ranch irrigates with center pivots, five of which are pressurized with a gravity flow water system and two have their own pumps from shallow wells. Approx 140 acres is located in what is known as the swamp. This is a marshy area that includes Goldburg Creek. Generally carries white tailed deer and water fowl. Some say it is good fishing. The swamp will feed a fair share of cattle throughout the summer months. Currently the ranch is home to 550 mother cows and summer ranges 1300 yearlings. The Government ranges are adjacent to the ranch. Cattle never need to see the inside of a truck unless they are leaving the ranch. Views of the cattle and facilities are evident from the windows of the 4500 sq ft owners home located on a hill above the operation. Winters get a little cold but generally produce little snow. This makes this ranch an excellent area for wintering and calving. The ranch is on a south slope which creates early clearing of the winter weather and a rapid warming of the soils. Pivots are generally in excellent shape and have been well maintained. Fences are in good repair. There are a few that need a little work. Corrals are in the process of being replaced with drill stem pipe. There is quite a bit left of the corrals to be repaired but they are very functional as they sit. Both houses are located on the ranch. One is used for the cattle manager and the other is currently being occupied by the ranch owner. Both are log homes, one built in the early 1980's and the other in 2018. The older home is about 2000 sq ft with three bedrooms and three bathrooms. Totally renovated in 2014. The other is a rock, log home, recently built by the current owner. Measures approximately 4500 sq ft. All wood and granite, travertine tile and new appliances. Both homes are heated with forced air but they also have wood burners that are put to work during the winter months to save on electricity. Views are spectacular of snow-capped mountains against a green valley floor. Wild game, such as rocky mountain sheep, elk, deer and pronghorn are often seen along the road or out in the fields. The area is quiet and comfortable living. Challis is the nearest city at 45 miles and Salmon and Sun Valley are next at about 65-70 miles away. Idaho Falls is 120 miles to the southeast. The +- 30,000 acres of government lease provides for big calves and healthy cows. Plenty of water available through natural sources. Never haul water to the cattle. The range is mostly high mountain, where there is a better measure of rainfall hence heavier grasses.

Description

Large Cattle Ranch with homes and outbuildings, corrals and handling facilities, irrigation with pivots, mainline and pumps, perimeter fencing and cross fencing. Calving facilities etc. Cattle and equipment can be negotiated in the sale. The beauty and solitude of this ranch is incredible. In these times of upheaval in our country it is refreshing to be able to just get away from it all. World class fishing on the Salmon River is minutes away. Some would say this valley is the best in the state for elk and deer hunting. Incomes on the ranch depend on ones desires on how to run it. We are currently running 1300 head of yearlings throughout the summer along with about 550 mother cows. It can be used as a hay producer instead of feeding yearlings if desired. We get two cuttings of alfalfa/grass hay each summer making about 4T per acre. Other pivots are in grass clover mix and run about 4-4.5 T per year two cuttings. The yearlings graze under three of the pivots at nearly 3 head per acre between May 20 and Sept 15. Cattle leave for the govt range around the 15th of May and return about the 5th of October. We kick them out the back gate in the Spring and open the gates to allow them to come home in the fall. Often it takes a little pressure to get them coming but they know where home is and generally come easily. Calves are weaning at around 550-650 lbs. We have calved in the past starting in February. This year we made the move to March calving. Expect the calves to wean a little lighter. We have learned that a small live calf is worth more than a big frozen one. January - February are generally great months to calve however due to a nasty February in 2020 we have decided it is not worth the risk nor the work. Disease on the ranch is very little. We have not suffered from a scour outbreak in 7 years, other diseases are minimal. Our latest concern for calf health has been the terrible storms of February past. Generally in March the fields are open with plenty of area for the cows to spread out to calve. Our bulls are a Angus cross with mostly black cows.
