LOCATION The Property is located on the northeast corner of Randolph Street and Dearborn Street. SITE DESCRIPTION The improvements are situated on a rectangular parcel containing 4,253 square feet. The site has approximately 60 feet of frontage along the north side of West Randolph Street and approximately 71 feet of frontage along the east side of North Dearborn Street. The site is zoned DX-16, Downtown Mixed-Use District. The building has party walls with the Nederlander Theater/office building (aka The Oriental Theater) to the east and north. PROPERTY HISTORY Constructed from 1872 to 1874, 36 W. Randolph, commonly known as the Delaware Building, was part of the massive rebuilding of Chicago following the Fire of 1871. Designed by Wheelock and Thomas, the Italianate-style building, was an early example of the use of pre-cast concrete facades in Chicago. In 1889, a Julius Huber-designed remodeling that included a two-story addition, a dramatic steel-framed atrium, and the redesigning the first two floors made the building more competitive with newer and larger commercial buildings. 36 W. Randolph is significant for its 1870s character and for being one the few buildings remaining from the massive rebuilding effort immediately following the Fire of 1871. The building was placed on the National Register of Historic Places in 1974 and was designated as a Chicago Landmark in 1983.
