ENERGY STAR® Energy Star is a program run by the U.S. Environmental Protection Agency (EPA) and U.S. Department of Energy (DOE) that promotes energy efficiency and provides simple, credible, and unbiased information that consumers and businesses rely on to make well-informed decisions. Thousands of industrial, commercial, utility, state, and local organizations partner with the EPA to deliver cost-saving energy efficiency solutions that protect the climate while improving air quality and protecting public health. The Energy Star score compares a building’s energy performance to similar buildings nationwide and accounts for differences in operating conditions, regional weather data, and other important considerations. Certification is given on an annual basis, so a building must maintain its high performance to be certified year to year. To be eligible for Energy Star certification, a building must earn a score of 75 or higher on EPA’s 1 – 100 scale, indicating that it performs better than at least 75 percent of similar buildings nationwide. This 1 – 100 Energy Star score is based on the actual, measured energy use of a building and is calculated within EPA’s Energy Star Portfolio Manager tool.

About Downtown Miami
Downtown Miami is part of Miami’s primary office node and developers have doubled the area’s apartment stock over the past decade. It is on course to double again over the next few years. John Marshall, Executive Managing Director
Prior to rejoining Cushman & Wakefield, John was a Managing Director of JLL Brokerage for seven years and was a Managing Principal of Cresa South Florida for five years. Prior to his role with JLL and Cresa, John was Senior Director and co-managing partner of the five-person tenant advisory practice group for Cushman & Wakefield of Florida, Inc. Prior to that John spent seven years as Vice President at The Hogan Group representing Teachers Insurance & Annuity Association. His responsibilities included the leasing and development of the 2.2 million square foot, 12-office building corporate office park known as Waterford at Blue Lagoon. John’s distinguishing advantage in his tenant advisory role is his prior experience representing institutional owners and understanding how a landlord underwrites and analyzes a real estate transaction. This knowledge enables him and his team to create strategies for the firm’s clients that delivers transaction structures extending beyond “market-driven” to that of client driven real estate solutions. In this capacity he also experienced the entire office building development process from design phase all the way through to the lease-up and disposition of the asset.

Alan’s extensive experience has culminated in the awareness that his subject matter expertise may be focused on real estate but ultimately, he has concluded, that his core expertise is helping organizations drive consensus amongst all organizational stakeholders to assure successful decision making and outcomes.
Alan is a critical thinker that passionately specializes in advising organizations in the development and execution of impactful real estate solutions that empower the enterprise’s talent, optimizes financial outcomes, and aligns with operational objectives. Alan’s advisory practice is focused on the development and implementation of corporate real estate portfolio optimization planning, headquarters/mission critical strategies, and helping growth companies structure the real estate function via governance and process methodology. Alan deploys his knowledge, expertise, and full breadth of C&W’s platform to implement an evidenced based and business case centric advisory approach that delivers strategic guidance, actionable insights, and impactful strategies for his clients.
Prior to his return to C&W, Alan served as Vice Chairman and South Florida Market Leader for JLL. Alan joined JLL in December 2015 via leading the acquisition of Cresa Florida’s operations and merging its 31 professionals with JLL’s Florida operations. As Managing Principle of Cresa, Alan was responsible for developing and executing the vision for the Florida market. Alan served as the national Chairman of the Cresa Strategic Leadership Council that focused on shaping the culture and vision of Cresa in collaboration with Cresa’s Board of Directors. During Alan’s 4.5-year leadership tenure with Cresa the organization’s enterprise experienced significant growth from 10 to 32 employees, achieved 238% revenue growth and corresponding enterprise value, ultimately concluding in an M&A with JLL.
Prior to Cresa, Alan enjoyed a seventeen (17) year career as Senior Director of Cushman & Wakefield and participated in C&Ws inaugural Career Development Program class in 1995/96. Alan was a founding member of C&W’s national Tenant Advisory Group and was consistently recognized for achieving the highest honors in client satisfaction and revenue achievements.
