ABOUT NORTH BROOKLYN
The North Brooklyn neighborhood includes popular millennial enclaves in Williamsburg and Greenpoint and extends south to include Gowanus, and Prospect Lefferts Gardens. Historically a residential and industrial area, North Brooklyn's landscape has been altered by the many office projects that have broken ground in recent years.
This wave of supply speaks to the shifting demographics in Brooklyn, with developers betting that the robust multifamily demand continues—particularly in Williamsburg and Bushwick—and spurs a corresponding need for office space. Recent projects include a mix of high-quality new construction and redeveloped assets with features including floor-to-ceiling glass and outdoor terraces.
North Brooklyn's office landscape also stands to benefit from tenants attracted by the more affordable rents compared to Manhattan. Companies that relocate jobs to Brooklyn are offered business income tax credits which further drive down costs. With a mixture of a young and educated population, new office product, and cheaper rents, North Brooklyn is poised to continue its emergence as a desirable office destination.
