Most residents at the property attend Purdue University, one of the nation's most respected institutions of higher education. The university serves to both stabilize and strengthen the West Lafayette economy. The West Lafayette campus has a total enrollment of 40,000 + graduate and undergraduate students and employs over 15,000, spawning numerous businesses which serve the student population and university visitors. Additionally, three of the area's most rapidly growing business sectors (manufacturing, life sciences and advanced technology) all have ties to the university's leadership and its development of the Purdue Research Park.There are five competing student rental properties that we consider to be very similar and have been used as rent comparables. The current rental rates at McCormick place are a bit below the comps. For this reason coupled with the fact that the property may benefit from a very light upgrade there is a clear value add strategy that could be executed by performing light upgrades to the property and would offer the potential to achieve rent premiums.
