Property Overview

First class R&D and lab redevelopment underway for 2022 delivery. The building is comprised of 51,691 square feet on two floors. The property is situated on 2.19 acres and was built in 2000. The electric service is provided by Pepco. The property has one incoming electric service through two 600 AMP disconnects. Service is 480V 3 Phase and stepped down to 120/240V. Water service is provided by WSSC. The Property is fed with a 6” incoming fire line and a 1.5” domestic water service which is tapped off a 6” fire line. The domestic water service will be increased to a 2” water service. Backflow preventers will be provided to separate domestic water from lab water systems. The sanitary sewer is a 4” PVC sanitary line which connects to an on-site 8” sanitary service main. Lab waste stream separation will be provided. New gas service will be provided by Washington Gas. Gas pressure will be minimum of 2” high pressure. The facility has one hydraulic passenger elevator with 3,500 lbs. capacity. A new service elevator will be installed with proximity to the loading dock. The floor assembles have a loading capacity as follows: First floor load: 100 lbs./sf, Second floor load: 80 lbs./sf, and Roof structure floor load: 55 lbs./sf. The slab heights between floors are as follows: 15’ clear to underside of deck and 14’ to underside of structural beams. The column spacing is as follows: Bay size is 30’ x 39’6” adjacent to the north and south exterior walls. The bay size is 30’ x 28’ in the middle area of the building. The perimeter monitoring system is provided by Kastle Systems. There are newly installed building standard voice communication speakers, fire pull stations, fire alarm strobe lights, smoke detectors, exit lights, fire standpipes, fire extinguishers and cabinets will be provided. An automatic fire sprinkler system is provided to accommodate Ordinary Hazard Group II. Fiber optic cable is provided by Verizon. Cable service is proved by Comcast. A new roof will be installed. The Property is equipped with a 48” high loading dock and can accommodate a 53’ tractor trailer.
