ABOUT DOCKLANDS CORE
Canary Wharf is the UK’s pre-eminent banking hub. Its towers are home to a host of major global banks including HSBC, Barclays and Citigroup, all of whom moved here in the 1990s and early 2000s after Docklands was designated an enterprise zone. These banks support a thriving ecosystem of industries connected to financial services, including law firms, accountancy firms and public bodies. Companies moving here have been attracted by the area’s availability of large floor plates and its affordable rents when compared to the City of London. Indeed, office rents in Canary Wharf are, on average, 30% cheaper than in the City, increasing its appeal to potential occupiers.
The area is well-served by public transport, with good access to London City Airport and the City via the Docklands Light Railway and to the West End via the Jubilee Line. Connections improved yet further following the completion of the Elizabeth Line in 2022, which significantly reduced journey times to central London and Heathrow Airport. The Canary Wharf Group is actively developing areas like Wood Wharf to create a live-work-play environment as it seeks to diversify the occupier base beyond banking. Significant amounts of retail/leisure space already exist in Canary Wharf’s subterranean shopping centres and in the many bars and restaurants that line its waterfront locations.
Tower Hamlets has one of the fastest-growing populations in the UK. A swathe of new residential towers has supported population growth of 30% over the past decade, treble the London average. The borough’s population is projected to continue rising faster than the London average in the coming years, too, increasing both the area’s vibrancy and its pool of local workers.
