EXECUTIVE SUMMARY
Welcome to The Collective at Colorado Tech Center, where quality and connectivity amplify productivity in a Denver metro professional hub quickly rising to prominence. As part of the 5MM sq. ft. Colorado Tech Center (CTC), modern workspaces await at The Collective, offering a selection of sleek, newly built condo units sporting market-leading efficient design, engineering, and aesthetics. The units are insulated, air-conditioned with each having independent control, and illuminated by natural light from glass-paneled overhead doors and skylights. Many of the units have built-in mezzanines, providing this space-maximizing feature at a lower cost than post-sale installations. Clear heights range from 20 to 24 feet, creating a comfortably spacious feel that can conform with racking modules, and the drive-in doors are generously sized at 12 feet by 12 feet. Turnkey build-outs and combined unit size options enhance the flexibility for space needs from office administration to aerospace design to laboratories to storage. The Collective can host intensive operations with 1,600-amp power (upgradable) accommodating heavy machinery and advanced lab users. Built and operated by a development group with an exceptional and reputable 46 year legacy of projects in West Metro Denver, they're nimble and able to make sensible, quick decisions, offering faster, more creative deal-making than corporate sellers. Louisville and the surrounding areas between Downtown Denver and Boulder have a palpable energy as major companies, talented workers, amenity destinations, and infrastructure invigorate the locale. Demographics reinforce this as the number of households grew by 7.2% from 2020 to 2024 within a 5-mile radius and 60% of residents in that area have bachelor’s degrees or higher. Just within the immediate vicinity of The Collective, top companies, including Lockheed Martin, Specialized Bicycles, Esri, and Spectralink, operate here largely because this location attracts and retains talent. 10 minutes away, the Rocky Mountain Metropolitan Airport has added to the area’s popularity with its new JSX service offering public nonstop flights to Dallas, Las Vegas, Burbank, Salt Lake City, and Phoenix – an exceedingly more convenient option than DIA. That and its private jet services offer convenience to companies and their leaders. Employees also have an abundance of amenities at their disposal with Interlocken and Flatirons Crossing minutes away. County hiking and biking trails are just below the site, and the Aquarius trail system is just across CO Highway 42. Discover how The Collective’s prioritization of quality and versatility places it in a class of its own and empowers businesses to be more productive in a professional hub poised for dominance.

Dan Bartell, Principal
Dan formed, co-owned, and managed Venture Group, Denver’s premier “boutique specialty” commercial real estate broker, property manager and portfolio adviser in the late 1980s-early 1990s, where he co-developed a portfolio of 650,000 s.f. in high-rise and mid-rise properties in Cherry Creek, the Denver Tech Center, and Lakewood’s Union Boulevard corridor.
Then, after reinvigorating Fuller & Company’s office and office warehouse business, Dan reestablished Bartell & Company in 1995, and co-founded Bartell Meitus Real Estate. Today, he focuses primarily on office, office warehouse, R&D, and industrial product for investor, seller and tenant representation, and is personally involved in all aspects of the firms ‘s services. He has handled transactions for diverse clients including Mellon Bank, Karsten Realty Advisers, HealthOne, Colorado State Board of Land Commissioners, Jordan Perlmutter & Company, AT&T Merlin Hot Line, University of Colorado Health Sciences Center, and Rose Hospital.
Dan holds a B.A. in Urban Economics from the University of Florida, and a Class “A” general contractor’s license.
