ABOUT DOWNTOWN ATLANTA
Downtown Atlanta has long served as a primary office node and is beginning to emerge as a live/work/play environment in its own right. With numerous mixed-use redevelopment projects on the way, downtown Atlanta should become even more competitive in attracting companies looking to relocate or expand. Downtown boasts the strongest transit accessibility in metro Atlanta, and it is closer to the airport than any other major office node, two big advantages for firms looking at in-town office space. The area is adjacent to Georgia Tech, Georgia State University, and numerous Historically Black Colleges and Universities, giving office-users the ability to recruit from thousands of local college graduates every year.
The area has a stable base of longtime tenants: Georgia-Pacific and Coca-Cola all have sizable footprints here. As the home of the state capitol, numerous state and federal government agencies are located downtown. Much of downtown Atlanta lies in a Federal Opportunity Zone. This could further incentivize tenants, owners, and developers to give downtown Atlanta a serious look, and developments like Centennial Yards at the Gulch could serve as catalysts for growth in the coming years.
Rents in downtown Atlanta come at a significant discount to those in Midtown and Buckhead, according to CoStar data.

Chris Port is an Executive Vice President in the Asset Services division of CBRE. He and his partners are currently responsible for the marketing and leasing of a number of office buildings and business parks, including The Towers at Wildwood Plaza, One Buckhead Plaza, Three Ravinia, Pershing Point Plaza and Atlanta Plaza. During his career, Mr. Port has listed more than 17 million square feet of commercial property. He has also completed transactions in excess of 6 million square feet. In 2005, Mr. Port was the #1 Top Producer in the office category for the Atlanta Commercial Board of Realtors with more than $79 million in leasing volume and is consistently in the top 10 annually. In 2009, Mr. Port and his partners completed more than 1 million square feet in leasing transactions including three of the largest office deals of the year and again was awarded the #1 Top Producer in the office category for the Atlanta Commercial Board of Realtors and NAIOP with more than $67 million in leasing volume. Lastly, Mr. Port earned national recognition as a member of the Coldwell Colbert Circle which is awarded to the Top 100 producers within CBRE.

Kyle Kenyon joined CBRE’s Atlanta office as a First Vice President within the firm’s Advisory & Transaction | Agency practice in June 2019. Previous to CBRE Kenyon was with Cushman & Wakefield and has been in commercial real estate for the duration of his career. Upon graduation from the University of Georgia’s Terry College of Business, Kenyon worked with Cousins Properties and then transitioned to Cushman & Wakefield, where he represented office owners for seven years. Kenyon is well-known in the market for his representation of owners of Class A office product and his ability to successfully and strategically lease new construction, repurposed and repositioned assets.
