This 91 guest rooms, two stories, exterior corridor asset is an old well-built Hampton Inn box. The highways travel through Wilson are: I-95, I-795, U.S. 301, U.S. Route 264, U.S. 117, N.C. 42, and N.C. 58. Five-lane roads include Hines Street, Tarboro Street, and Ward Boulevard. It is located next to Wilson Medical Center which is now a part of Duke Life Point Health Care System; a health care giant. Wilson Medical Center creates a significant demand in the area and Days Inn being closest to the medical campus, gets a significant market share from the budget conscious families. The Days Inn is also minutes from historic downtown area which is home of great shops, restaurants, and entertainment. Additional demand is generated by The Imagination Station Science Museum and Edna Boykin Cultural Center providing live stage performances. The property, run by an on-site owner operator, is very well maintained and enjoys a 3.0 Trip Advisor star ratings. The property also has two fully equipped living quarters on site used by two families. The property is well maintained and continually updated to meet the current franchise brand standards. We anticipate a minimum PIP for the new owner. The Wilson market is a decent market. Between 2013 and 2014 the property selected an unrealistic competitive set with competing properties such as Holiday Inn Express, Holiday Inn Express and Suites and Hampton Inn and the property was trying to stay competitive with ADR of app. $ 65.00. In 2015 the property changed its competitive set to a more realistic one. However, the property ADR still remained at the same or higher level. As a result, the ADR Index from 2015 onwards was as high as 135% but the occupancy index was sacrificed to app. 50%. Days Inn has the largest room inventory within the new competitive set. We believe that the Days Inn should focus more on occupancies rather than ADR to achieve higher RevPAR. If this approach is adopted, it is entirely possible to achieve room revenues in excess of $900,000.
