From an email I recently sent… Okay, please find the attached information.  As I mentioned, I bought this distressed from auction in Oct 2018.  Since then we have a ton of time and money into rehabilitating and renovating the place.  It is nice that you've seen it, but it has new pins, shoes, TVs, kitchen equipment shuffleboard, office computers, decor, etc, etc… Shoot there were not even signs when I took over (be had to buy and install all of the signage).  New websites, etc, etc... The list could go on for a long time. We picked up a truly distressed property that the community passionately wanted to see improved and support.  Anyway... Also, as our sign implies I was planning to add 18-hole mini-golf!  It's inexpensive to do, requires no new personnel, further cements this place as the entertainment hub of Central Arizona, and adds additional revenue stream! Another revenue source I was getting to (which many bowling alleys do) is to advertise other local businesses for a fee.  This can be done across the scoring monitors, various sized banners on walls or back of the lanes, in restrooms, across our TVs, etc or even more sophisticated is the attachment from a company called Evogence (see attached).  I didn't look into it further, but it looked pretty neat. Attached is a 2019 PnL for your review, and while we are doing just fine, this really should be viewed as a forward looking business.  Pre-Covid-19 in 2020 we starting to average $11,000 per week! I believe the bowling side can ramp up to $15,000/month and all the other related business would go up as well (bar, food, arcade, etc) without too much work (local ads/coupons, facebook marketing, etc).  I've also included from AMF their sample PnL they provide on their website:  https://www.qubicaamf.com/brochure/sample-p-l-pro-forma.pdf. I do not have tax returns as my CPA has done his usual extended extension as it relates to all of my taxes.  This is our primary vendor:  http://classicproducts.com/   I recently purchased approximated $3,000 for initial inventory for the newly created pro-shop.  This will surely be a hit.  We just did a "soft-opening" of it in mid-November.  I've not promoted it yet, because there are a few more things I want to do (primarily custom "Rim Country Bowl" t-shirts, hats, etc.)  I'm told these will be a huge hit! Liquor License Series #6 (independently valued $50K-$60K typically).  This would convey with the sale (as will 100% of everything that relates to the property or business). The bar side was also approached by Arizona Downs off-track betting not too long ago (www.ArizonaDowns.com), as there is currently no establishment in our area for this.  I think our place is ideal due to our sheer size and prime location.  The trail went a little cold on this (my fault), but If I was keeping the place this is something I would probably be following up on.   We are also a member of the BPAA, which give us a myriad of benefits.  I have paid for the unlimited training membership, which we have yet to take full advantage of.  See:  www.BPAA.com.  (this is a great resource) Good information on the valuation of a bowling alley:  https://www.bowling.com/braden.aspx It looks like the bowling alley is a little "newer" than I thought.  Here is the original purchase date and price:   2/2/1988 $1,342,859.00 *Today's estimate to build a bowling alley of this size would be closer to $2 MILLION. There are no personal property taxes that I am aware of.  The only tax I am aware of is the real estate tax, which I've attached. As expected there was not much commercial anything I could find for sale on the MLS.  I found 10 total in town.  The only 2 that are on the main commerce road "Beeline Hwy" with the second being "Hwy 260".  I have included the 2 that were also on the Beeline Hwy like this one.  I still say this location is superior is it is just past the new Tesla charging stations and between Walmart and Home Depot. I've owned a lot of businesses and this one is the easiest and most enjoyable by far!  Kids, seniors, and everyone in between.  This entertainment venue has something for everyone, and it's just a whole lot of fun! Bowling is making a huge come back!  Brunswick/AMF just purchase the PBA Tour, and have a deal on Fox to air the tournaments (https://www.youtube.com/watch?v=Y_49Ri-A0oY).  They and the BPAA are putting out commercials that benefit all bowling centers (https://www.ispot.tv/ad/7KAl/amf-bowling-centers-saturday-nights).  Relevant companies are using bowling for advertising (Geico: https://www.ispot.tv/ad/InG8/geico-bowling-alley).  It is now a popular collegiate sport that is getting aired on ESPN (https://www.youtube.com/watch?v=DbcoHUew1VA).  There is a significant juniors/club rise also:  (https://www.youtube.com/watch?v=m8Vg4FaWx9A).  And companies like the Main Event and Bowlero are growing like wild fire!  it's a great business to be in (and it sells itself, people just have to be aware of it).   A "Transition Checklist" will be provided for new ownership to make the process as seamless and comprehensive as possible.  Additionally, I'll provide all of the cloud-based spreadsheets, employee handbook, and any other operational forms and information we have.  Basically, anything and everything we have will be at your disposal.  These are already prepared for an expedient handoff.  And I'll, of course, be happy to assist you all with this process.
