Park Overview

Rockefeller Group Logistics Center at Carneys Point offers state-of-the-art industrial space with immediate highway access and desirable building specs in Southern New Jersey's budding Salem County submarket. This highly-anticipated center totals 1,126,443 square feet across two buildings: a 530,000-square-foot building (Building A) and a 596,443-square-foot building (Building B), delivering early 2025. The project includes extensive infrastructure improvements benefitting the region as a whole, such as updated ingress/egress points stemming from Interstate 40. Each building has a 40-foot clear height, 50 by 54-foot column spacing, four drive-ins, and 2,500 square feet of dedicated office space. Building A has 118 drive-in doors, while Building B is equipped with 127 drive-ins. Expect ESFR sprinkler systems and a 2,500a at 480v/3-phase power supply at each facility. Situated on a spacious 141-acre site, Rockefeller Group Logistics Center will have 658 auto parking spaces and 328 trailer parking stalls in total. Rockefeller Group Logistics Center at Carneys Point thrives in an advantageous location with quick access to interstates, population centers, railroad intermodal, and ports. The property provides immediate access to Interstate 40, Interstate 295, and the New Jersey Turnpike. Major markets such as Wilmington, Philadelphia, Washington, DC, and New York, along with Ports Newark, are within a two-hour drive or less from the center. Salem County is transforming into a hub for industrial development, poised for significant growth due to the area's strategic location and immense potential. Convenient access to major highways like Interstate 295 and the New Jersey Turnpike allows efficient distribution to key markets. While one of the smaller industrial markets in New Jersey and the Philadelphia region, Salem County is well-positioned to become another industrial hotspot in the years to come.

About Salem County

In just the past five years, Salem County has seen a surge in leasing by ecommerce platforms, third party logistics firms, and general retailers opening large distribution facilities from which to ship goods throughout the mid-Atlantic.

Thanks to Salem County’s abundance of open land and ease of new construction, large newly delivered distribution facilities rent at significant discounts to those in Northern New Jersey. But via the New Jersey Turnpike, New York City is just a two hour drive from Salem County, and major population centers in Philadelphia and Washington D.C. are an even shorter trip.

These benefits have attracted firms including Jet.com, Five Below, and UPS to open new distribution facilities ranging from 250,000 to 1 million square feet since 2015.

Most of Salem County’s industrial properties are also less than a 15-mile drive from the Port of Wilmington, which handles more imports of fresh fruit and juice concentrates than any other port in North America. New Jersey also ranks among the top five U.S. states for production of crops including Blueberries, Cranberries, Peaches, and Bell Peppers with most of these goods being produced in the southern half of the state.

The area’s booming agricultural sector has helped to attract major food sellers and distributors to Salem County including Goya Foods of South Jersey, which operates and 200,000 square feet distribution center here, along with Argo Merchants which occupies more than 1.1 million square feet of industrial space in Salem County.
